How to Know When Your Roof Needs Replacing

Minor repairs can extend the life of an ageing roof, but at some point replacement is the smarter call. Here's how to tell the difference — and what to watch for.

Most Auckland roofs last between 30 and 50 years depending on the material, pitch, and how well they've been maintained. But knowing when to repair and when to replace is one of the most common questions we get — and the answer isn't always obvious.

1. Your roof is over 25 years old

Age is the most reliable indicator. Even if your roof looks okay from the street, the fixings, flashings, and underlays will be deteriorating. An inspection from a licenced roofer will tell you the true condition.

2. You're patching the same spots repeatedly

One repair is a repair. Three repairs in five years is a warning sign. If water keeps finding its way in through the same general area, it's usually because the surrounding material has also degraded — and you're playing whack-a-mole.

3. Rust, pitting, or corrosion on metal roofs

Surface rust on long-run iron can sometimes be treated, but pitting — where the metal has been eaten through — is a replacement job. Painting over corroded steel just delays the inevitable and can void warranties on new material installed nearby.

4. Sagging or uneven roof planes

This is a structural concern, not just a cosmetic one. If you can see dipping or waviness in your roofline, there may be issues with the battens, trusses, or substrate beneath the cladding. Get it looked at immediately.

When to just repair

If the roof is under 20 years old and the damage is localised — a storm-damaged panel, a cracked tile, a failed flashing — a targeted repair is usually the right call. We'll always give you an honest assessment. If a repair is the smart option, we'll tell you.
